All mailed property tax payments are processed and posted by the Pierce County Budget & Finance Department.

Payments are reflected on the website immediately upon posting to their respective accounts. Longer processing and posting times can be expected during the months of April/May and October/November due to the number of payments being received.

The website will continue to automatically update accounts with accruing interest and penalty charges until a payment is posted. However, if the postmark on the property tax payment envelope indicates the payment was mailed before the statutory deadline, interest and penalties will be waived.

If the payment was mailed after the statutory due date and does not include the correct interest and penalty charges, it will be returned to sender. By law, we cannot accept payments that do not reflect a total amount due and owing, including accrued interest and penalties.

To ensure that your payment is postmarked with the correct date, payments should be sent certified return receipt requested. This requires a signature and provides you with a proof of mailing date. If your payment is sent by regular mail, there is no way to verify receipt until it is posted to your account.

If you think your payment is lost and it is after the due date, please monitor the website through the following month. If your payment still has not posted by the end of the May for first half taxes or the end of November for second half taxes, contact Budget and Finance at (253) 798-7554. Please have your parcel number available.

Mortgage Company Paying Your Taxes?

If you receive your tax statement and your mortgage company is responsible for paying your taxes, please contact your lender immediately.

Mortgage companies must submit a request for their customer's tax statements. If they fail to do so, the tax statement is automatically mailed to the taxpayer.

The current year first half taxes must be paid by April 30, or the entire tax amount becomes delinquent. Interest and penalty amounts on delinquent first half taxes are calculated on the entire year's tax amount.

Interest = 1% per month on the full amount due (from month of delinquency to month of payment).
Penalty = 3% (current year tax only) on amount unpaid on June 1.
8% (current year tax only) on amount unpaid on December 1.
Second half delinquent after October 31.

If your annual income does not exceed $35,000 and you own and reside in your home, including mobile homes, you may be entitled to a Senior Citizen/Disabled Persons Property Tax Deferral or Exemption. You must be at least 61 years of age or, if under 61 years, retired because of a disability and unable to work. Property taxes may be deferred under certain conditions. Personal Property taxes are a lien upon all business assets assessed from January 1 of the prior year until they are paid. First half personal property tax payments are due on or before April 30. If not paid by April 30, the property becomes subject to Distraint or Foreclosure as provided by the laws of the State of Washington. Personal property tax payments made after April 30 require payment of the full current year amount plus interest and penalty.


Real property with a tax that is 3 or more years delinquent is subject to foreclosure after April 30. To redeem the property after foreclosure proceedings begin, all years' taxes, interest, penalties and administrative costs must be paid. For further information, please call (253) 798-7133 or (253) 798-3704. Senior citizen and disabled property owners may qualify for deferral from foreclosure.


If the name or mailing address on the front of the envelope is not correct, please provide the correct information on the Name and/or Address Change Request Form available on line or by calling (253) 798-6111. Please mail (or FAX (253) 798-3142) the Change Request Form to the Assessor-Treasurer, 2401 South 35th Street, Room 142, Tacoma, WA 98409-7498 with the appropriate supporting material. A change of name requires a recorded document number, i.e. excise affidavit, contract/deed, probate, marriage dissolution, etc, as well as the parcel number(s) of the property(ies) to which change should be made.


If your real or personal property is damaged or destroyed, you may be eligible for a Destroyed Property Exemption which would result in a reduction in your assessed value and taxes. Please call (253) 798-6111 for additional information.


If you improve your single family residence by adding new rooms, decks, patios or other improvements, you may apply for a 3-year Home Improvement Exemption from taxes on the value of the physical improvement. You must apply for the exemption before construction is complete. Please call (253) 798-6111 for additional information.


If you have agricultural, open space or timber lands, you may apply to classify your land under the Current Use/Open Space Program. This generally means a reduced assessed value for the duration of the classification but removal may result in back taxes, penalties and interest charges. Please call (253) 798-6111 for additional information.


If you own the land that your mobile home is located on, you may receive separate tax statements, one for the mobile home and one for the land it sits on. Your tax statement will show the values that the tax is based on. If you do not receive both statements and should have received two (2) by March 1 of the current year, please call (253) 798-6111 for additional information.


If you believe this tax is unlawful or excessive and wish to preserve your right to seek a refund in court, you must, at the time you pay the tax, provide the County Assessor-Treasurer with a separate written statement (1) saying that you are paying the tax or a portion thereof under protest, and (2) stating all of the reasons why you believe the tax paid under protest is unlawful or excessive.
