Welcome to Current Planning. We hope that this web site may answer some of your questions about the planning process. Current Planning is one of the four sections that together comprise Pierce County Planning and Land Services. Current Planning is responsible for review and approval of new projects within unincorporated Pierce County. Current Planning works in concert with Resource Management, Development Engineering, Building Department and Code Enforcement to review all new proposals under the adopted Codes and Ordinances for development in the County.
Generally the types of projects reviewed by the Current Planning Section include, Subdivisions (Formal Plats, Short Plats & Large Lots), Land Use Cases (Conditional Use Permits, Administrative Use Permits, Variances, Appeals, Nonconforming Use Permits Etc...), Environmental and SEPA Review, Shoreline Permits, Forest Practices, Boundary Line Adjustments and Lot Combinations. Where appropriate staff prepares and presents these cases to the Pierce County Hearing Examiner for review and decision.
With the approval of the Pierce County Comprehensive Plan in 1994 and the subsequent adoption of the Pierce County Development Regulations, Pierce County was split into two main development zones - Rural and Urban. The Pierce County Development Regulations, Title 18A - Zoning defines the allowed uses within these zones. You can reference the zoning tables of Title 18A by clicking this link Title 18A ? The County is further divided amongst the Planning Staff, these areas follow the Land Use Advisory Commission (LUAC) areas and are known as Development Processing Areas. The Planner assigned to the area typically processes all land use requests for the individual planning area, prepares and presents the staff report to the Commission members and presents the completed staff report with commission comments to the Pierce County Hearing Examiner.
